Our letting service is run with the landlords peace of mind always at the forefront of our operations.

The trouble with so many letting agencies is that they are just downright greedy, underhand and inexperienced. In all our years of working in management we have seen how the big corporates operate in a target driven environment, how the small agents do the best they can rarely achieving a great deal and how the inexperienced agents can be just completely incompetent.

How many times have we heard the immortal words "we wish we had come to you first." Our main advantage over every single other agency that deals with letting property is that we only employ the elite. We employ those people we consider are the best in the field of letting and property management. All our staff have reached at least management level and with continuous training we ensure that they remain ahead of the rest. They are the best of the best. It is also worth mentioning that they are not targeted in anyway or form. Corporates will target their staff on everything from the amount of deals they do in a week to the number of financial referrals they make, from valuations booked to the number of viewings. This means that the staff member is working for him/herself instead of the client.

Our work ethics are simple, our staff must want to come to work because they enjoy it. They are well rewarded for ensuring their clients, you the landlord, are not just happy but are ecstatic about the service you have received from us.

Our service offers you the chance to deal with agents that are open. frank, honest, friendly and professional. We will always tell you what you need to hear which can be quite different from what you want to hear. You will benefit from being charged a fee in a fair manner as detailed further below.

All our properties are advertised on our web site and with our knowledge of Google we can be rest assured that your property will be seen by plenty of potential tenants.

Administration Charges:

We do not charge our landlords any administration charge. We know of some agents that will happily charge £150 to draw up a tenancy agreement as well as charging the tenant the same amount each! We charge tenants £35 plus V.A.T. each for referencing and the drawing up of agreements.

Letting Fees:

We believe strongly in offering our landlord the best possible service and a fair charging structure. This is why we have come up with the following:

Standard Letting Fee: 7.5% plus V.A.T. charged on a monthly basis only whilst the tenant is in residence - this is subject to free rent collection.

Up front fees - for those landlords that like to pay their fees in advance we charge 5% plus V.A.T. however this is for the term of the let and payable upon the tenant moving into the property.

There is no charge where a landlord wants us to collect the rent.

Renewal Fees:

Regardless of what other agents say and do, we do not and never will charge a landlord a renewal fee for when a tenant we have found decides to stay in a property for a further term. This is an unfair practice and one that costs landlords a small fortune. Agents do nothing more than print off another contract for which they will charge you extra and then have the nerve to charge a renewal fee usually equal to the original fee.

We do however continue to charge our management fee if you wish us to continue managing the property. We also charge an administration fee to cover the costs of drawing up new agreements and this is levied on the landlord and amounts to £35 plus V.A.T. If you do not want a new agreement then there is no charge.

Property Management:

fees are charged at a rate of 3.5% plus V.A.T. and only whilst the tenant is in residence and on a monthly basis. This includes collecting the rent.

Vacant Property Service:

The purpose of this visit is to give you peace of mind when your property is vacant. Whether you have gone on holiday or are trying to rent your property, you need to know that it is in good order, being maintained to a high standard and presentable to prospective tenants or purchasers. We offer this service to everyone, regardless of where the property is, in England. However please note that we charge £35 plus V.A.T. per visit as well as £10.00 plus V.A.T. per hour of travelling to and from Yateley, Hampshire. Once a property has been visited a report will be drawn up and where there is any damage not previously recorded photographs will be provided. Where maintenance is required we will make suggestions as to what needs to be done. All reports are e-mailed or posted to an address of your choice.
