Property Management
Our property management team consists of people who understand that the point of property management is to manage a landlords' property for him/her. We will sort any problems that occur in a fair manner and NOT automatically assume that it is the landlords responsibility to pay for works. We also believe that the tenants are renting a home and not a hotel room and must therefore be prepared to do what they would do at their own home.

It is vital that a landlord knows his/her property is being looked after and as such we issue our landlords with a password encoded web page which is updated whenever the landlord is contacted and works have been taken place as well as when the rent is paid, banked and paid over to the landlord. That way you can a the click of a mouse be completely up to date with what is ahppening to your property. Whre you have more than one property we can either use just the one page for all your properties or we can set up a new page for each property. Only you will be issued with the password and therefore only you can have access.

We believe in contact and have set up a live chat forum for our landlords that enables them to chat with us from anywhere in the world without the expense of making phone calls. We do also use paper and happily send out statement of accounts to our landlords either by email or snail mail.

We can manage any property anywhere in England and Wales because we have contractors all over the country who want our business. They know how big we are and they want to be a part of it. All works are finished to the highest of standards. Any complaints at all means that the contractor will lose our business regardless of whose fault it is. We accpet nothing but the best and at the most competitive rates. Contractors have to provide us with insurance policies and references before they will even be consulted so that our landlords have the peace of mind that only the best are doing works to their property.

Perhaps the most important aspect of property management is relationship. That is why we believe in building trusting and lasting relationships with our landlords and their tenants. This relationship is built on trust, experience, knowledge and efficiency. We insist on ensuring that all problems are being dealt with within minutes of hearing about them and both parties are kept in constant contact with what is happening and when.

Property management includes rent collection and we charge 2.5% plus VAT of the monthly rent. In other words we only charge you a fee when there is a tenant in situ. We do offer other services such as vacant property visits.

Vacant property visits have been implemented for landlords who have empty properties whether we are letting the residence for them or not. We charge £30 plus VAT per property and £10.00 plus VAT per hour of travel time with a minimum of £10 plus VAT chargeable.
